Summary of Proposed Building Plan Changes at 6040-6060 N. Western Avenue
In April of 2015, a Planned Development was established for a new Toyota Dealership at 6040- 6060 N. Western Ave. The Applicant proposed a multi-story building that fronted on north Western Ave., extended over the alleyway, and backed on north Artesian. A surface parking lot was proposed at the northeast corner of Glenlake and Artesian.
After several community meetings and a zoning hearing in City Hall, the Applicant obtained formal zoning approval for the project. Since that time, working with our office, a number of design changes have been made to the proposed dealership building plan. Namely, the proposed two-story alley overpass and the proposed two-story rear building that was to be located on the Artesian side of the property have been eliminated. The rear lot is now designed to function as a surface parking lot with full onsite landscaping, including permeable pavers to improve drainage.
The building and site remodel ultimately results in a 6,125 sq. ft. reduction in the total building square footage for the project. This amounts to a reduction to the project’s overall floor area ratio, from approximately 2.73 to 1.14. The building site coverage on the lot has also been reduced from about 90% to 66%. The redesign also allows the Applicant to increase the total number of off-street parking spaces from 166 parking spaces to 277 parking spaces.
